Spring brings longer days, green lawns and buyers who want to move before the next school year. Fall brings fewer homes on the market and buyers who are serious. Both work.
What matters more is how ready the house is and what your next move looks like. If you need to buy before you sell, the timing of both homes decides the date, not the season.

Why online home estimates miss on the peninsula
They count bedrooms and square feet. They can't see the view, the road or the new roof.
Automated estimates work from public records and recent sales. Where homes are similar and close together they can be close. On the peninsula, homes are rarely similar.
A house with a harbor view and one a block away without it can sell far apart. So can a home on a busy road and one on a quiet lane, or a home with a new roof and one that needs one.
Use the online number as a starting point, then ask someone who has seen the house.
