Buying a home in Gig Harbor and Tacoma
Buying here means choosing between a ferry, a bridge or a back road, and between town, water and trees. We start with how you live, then look at homes. First home or fifth, I'll walk you through it.
First-time buyers
We go over loan pre-approval, what you'll pay at closing and what an inspection can and can't tell you, before you fall for a house.
A written agreement, up front
Since 2024, Washington asks every buyer and their broker to sign a written services agreement. Mine is short and I go through it line by line.
Tours that teach the area
We drive the commute at the hour you'd drive it and look at the street, not just the kitchen.
Offers that get read
Clean terms, a clear timeline and a call to the listing agent before we send it.
How it goes
Four steps, in this order, with a text from me at each one.
Coffee and a plan
Your budget, timing, must-haves and deal-breakers, written down.
Pre-approval
I introduce you to two or three local lenders. You choose.
Tours
In person or by video, with notes on each home sent the same day.
Offer to keys
Offer, inspection, appraisal, final walk-through and the keys.
What clients say
We had been in the house for twenty-six years and I was dreading it. Reid made a list, told us what not to bother with, and texted us after every showing. It never felt like a sales job.
We bought from Georgia on orders to JBLM. Reid did video tours at night our time and drove the commute to the gate for us. We closed the week we arrived.
Common questions
How much do I need for a down payment?
It depends on the loan. Some loans allow a small down payment and VA loans can allow none for eligible buyers. A lender gives you the real numbers for your situation.
How do you get paid when I buy?
It is set out in the written buyer agreement we sign before touring. Often the seller offers to cover some or all of it, but the agreement spells out what happens if not.
Can we tour homes by video if I'm out of state?
Yes. I do live video tours and send a short recording with notes so you can share it with family.
Start with a quick call.
Three short steps. I call or text to book a time that suits you, with no obligation.
