What it costs to sell or buy
No surprises at the closing table. On a walk-through I give you a written estimate of everything a sale costs and what you'd take home. This page lists every item, so you know what to ask about.
Selling
| Listing broker fee | Agreed in writing before we list, and negotiable. I explain what it covers line by line. |
|---|---|
| Buyer's broker fee | Some sellers offer to cover part or all of it, some don't. It is your choice and we decide it together. |
| Washington real estate excise tax | A state and local tax on the sale, paid at closing. The rate depends on the price; I show you the estimate. |
| Title insurance and escrow | The seller usually pays for the buyer's title policy and part of the escrow fee in our area. |
| Prep and repairs | Only what you choose from the ranked prep list. Many homes need little. |
| Your loan payoff | Whatever is owed on the mortgage, paid off at closing from the sale. |
Buying
| Down payment | Depends on the loan. VA loans can allow none for eligible buyers. |
|---|---|
| Closing costs | Lender, escrow and title fees. Your lender gives you a written estimate early. |
| Inspection | Paid to the inspector you choose, before the inspection deadline. |
| Buyer's broker fee | Set out in the written buyer agreement we sign before touring. Often paid by the seller, but the agreement covers what happens if not. |
Since 2024, Washington asks every buyer and their broker to sign a written services agreement before working together. It says what I do and how I'm paid.
